Renovating a property without losing your evenings: prepare, compare, follow up

Works that go off track almost always start with rushed preparation. The three stages of a well-controlled renovation.

A renovation rarely goes off track because of a single problem. It goes off track through accumulation: a poorly defined need, quotes that cannot be compared, scattered exchanges, a budget that slips.

Three stages help you keep control.

Prepare. Before contacting any contractor, write down the need: the rooms involved, the level of finish, timing constraints, the maximum budget. One page is enough. It prevents each contractor from proposing a different project.

Compare. Ask for at least two or three quotes on the same written basis. Compare item by item: what is included, what is not, timeframes, payment terms, the contractor's insurance. The cheapest quote is not always the one that costs least in the end.

Follow up. Once works begin, a regular review is worth more than ten phone calls. Note what has been done, what remains, the decisions taken and the costs committed. Dated photos complete the record. At the end, prepare the handover: list any defects before paying the balance.

One principle runs through all three stages: every additional cost must be approved in writing before it is committed.

This coordination takes time, especially if you live far from the property or your diary is already full. That is the purpose of Travaux Zen, offered on request by MAPA Property: defining the need, finding contractors, comparing quotes, tracking the budget and photo reporting.

The role is precise. MAPA is neither project manager nor architect, and does not run the site. Contracts are signed between you and the contractors, who keep their own responsibilities and insurance. MAPA prepares, compares and follows up; you decide.
