Selling a property in Luxembourg: five things to prepare before listing
A complete file from day one saves weeks and reassures buyers.
A sale is often decided before the first viewing. A file prepared in advance avoids unpleasant surprises at the notary and strengthens your position in the negotiation.
1. The price. Start from recent sales of comparable properties in the same area, not from asking prices. An overpriced property stays online for a long time and often ends up selling for less.
2. The energy performance certificate. In Luxembourg it is mandatory for a sale, and the energy class must appear in the listing. Order it early: the lead time can delay the listing.
3. Ownership and co-ownership documents. Title deed, plans and, for an apartment, the co-ownership rules, the latest general meeting minutes and the service charge statement. Buyers and their bank will ask for them.
4. Works. List what has been done, with invoices. For the rest, a costed estimate is better than a defect discovered during a viewing.
5. Your timeline. Preferred move-out date, purchase of another property, possible bridging loan: clarify them before signing a preliminary sale agreement.
Every situation is different. The legal and tax aspects of your sale are a matter for your notary and advisers. MAPA Property helps you prepare the file and coordinates everyone involved. Contact: Julien Brebion, +352 691 620 127.
